Building Information

Before Building – Architecture Review Process

Before breaking ground at Yachtsman's Point Subdivision please read the Association documents detailing requirements during pre- and post-construction. Guidelines and forms are available upon request to the YPHOA and are contained in the PDF file on the website. Click on the link below. Failure to comply with the requirements and Architecture Review Committee (ARC) process could result in loss of your road bond deposit. Step 1: Request construction approval

Submit the following to the YPHOA; Attn: ARC:

a)        A set of house plans (blue-prints) and CD ROM (if available)

b)               An overhead site plan detailing the location of the home and the location of items such as driveway, septic area, any outbuilding, landscaping, lighting, tree removal, etc.

c)                 A completed Preliminary Design Checklist (Form 1)

d)             A check for $700 payable to YPHOA for the surety deposit/road bond, of which up to $600 is refundable upon meeting all ARC requirements.

e)           A second check for $250 (non-refundable) payable to YPHOA for the review and document approval process.

The YPHOA will notify you via email/mail of ARC construction approval.
 

Step 2:  Prior to any construction

Once the ARC notifies you that your documents are in compliance, schedule a meeting between the property owner, the building contractor, and members of the ARC on-site before any construction begins.  Construction approval will not be granted prior to this meeting.

With YPHOA construction approval, an orange silt fence MUST be properly placed along the shoulder of the road by the builder before ANY construction begins on the property. Lakefront lots shall also place a silt fence along the lakeshore setback before construction begins.
 

Step 3: Upon construction completion

Please notify the YPHOA, when construction is complete. The ARC will view the completed construction and verify that all covenant requirements (pre- during and post construction) have been met. Upon ARC notification to the Board that final construction is fully compliant, the Board will refund to you up to $600 of the surety deposit/road bond.
